Is Rocky Point (Puerto Peñasco) safe?
Yes. Rocky Point is widely known as one of the safest and most accessible beach destinations in Mexico, often called “Arizona’s Beach” due to its close proximity to the U.S. border. The main resort areas, including Sandy Beach, are well-patrolled and welcoming to visitors year-round. As owners who have invested here for over 20 years, we feel completely comfortable bringing our own family and guests.
Do I need a passport?
Yes. A valid U.S. passport or passport card is required to re-enter the United States. Most of our guests drive, and the process is simple and routine.
Is the border crossing easy?
Yes. The Lukeville/Sonoyta crossing is typically straightforward and organized. Entry into Mexico is usually quick, and return wait times vary depending on weekends or holidays. Planning outside peak hours makes the process even smoother.
BOOKING & PRICING
Why book owner-direct instead of Airbnb or VRBO?
Booking direct means no platform fees, direct communication with the owners, better flexibility, and personalized service. You know exactly who you’re working with — not a third-party listing site.
Are there hidden fees?
No. Our pricing is transparent. You’ll see exactly what’s included before you book — no surprise platform markups.
What is your cancellation policy?
Cancellations made more than 10 days before arrival receive a refund minus a $100 cancellation fee. Cancellations within 10 days of arrival are non-refundable. Holiday reservations, early departures, and no-shows are non-refundable. A 50% deposit is required to reserve, with the remaining balance due 30 days before arrival.
When should I book for peak season?
Spring break and holidays book the fastest, especially 2- and 3-bedroom oceanfront units. We recommend reserving 3–6 months in advance for best availability and pricing.

Yes. Many of our condos are located within the same resort communities, making it easy to book multiple units for reunions or group trips while staying close together.
How do Rocky Point rentals differ from traditional hotel stays in terms of space and privacy?
Rocky Point Rentals also includes additional space, full kitchens, and private bedrooms, perfect for those who desire a home-like stay. Compared to hotels, they include greater privacy and additional amenities like balconies, laundry, and more than one bathroom, thus being ideal for couples, families, and stays longer than a night.
Are Rocky Point rentals suitable for group vacations or family reunions?
Rocky Point Rentals are wonderful for groups, indeed. A relaxed, communal atmosphere is created by possessing lots of space, multiple bedrooms, and large living spaces. Such homes often have pools, grills, and beach access, which enhances group outings and keeps everyone in the same place for planning and enjoyment.
How early should I book Rocky Point vacation rentals during peak travel seasons?
It's best to book Rocky Point vacation rentals three to six months in advance during holidays or spring break. Availability becomes limited as the season approaches, especially for beachfront properties. Early planning ensures better pricing, choice of location, and less stress when organizing your getaway.

If I cancel my condo reservation, will I receive a refund?
Cancellations made more than 10 days before arrival: $100 cancellation fee; remaining balance refunded. Cancellations made within 10 days of arrival: No refunds. No refunds for holiday reservations, early departures, or no-shows. Returned checks incur a $25 fee. We accept PayPal and checks. A 50% deposit is required to reserve. The remaining balance is due 30 days prior to arrival. Guests must be 25 years or older to book.
